Landlords Must Cover A/C Cleaning Costs Over Dh500 – Eviction for ‘Personal Use’ Could Lead to Compensation Claims

Renters in Dubai often face maintenance issues, and knowing who is responsible can save time and money. According to Law 26 of 2007, landlords are generally responsible for maintenance. However, in practice, tenants handle repairs below Dh500, while landlords cover costs exceeding this amount. Since deep A/C duct cleaning and mold removal typically cost more than Dh500, the landlord must handle it.

Meanwhile, a tenant who was evicted under the pretext of "personal use" later found the landlord renting the property for short-term stays. The Dubai Land Department (DLD) advised them to file a petition order for a site inspection and seek compensation. While hiring legal representation is costly, it could strengthen the case. The tenant must document all evidence before alerting the landlord to improve their chances at the dispute centre.
