UAE Boosts Citizen Housing with AED Billions in New Projects and Record 91% Homeownership

AED168.85 Billion in Housing Benefits Delivered in Abu Dhabi as UAE Approvals Cross 90,000; Homeownership Hits 91%

The UAE’s citizen housing sector saw a major uplift in Q1 2025—declared the "Year of Community"—with billions in initiatives launched to enhance family stability and well-being. Thanks to federal and local efforts, Emirati homeownership surpassed 91% by the end of 2024, one of the highest globally. In January alone, over AED1 billion in housing approvals were granted to 1,300 citizens under the Sheikh Zayed Housing Programme, which has now supported over 90,000 citizens with AED60 billion since 1999. Today, Emiratis wait just two months for housing approval—among the world’s fastest.

Abu Dhabi approved a massive AED6.75 billion housing benefits package for 4,356 citizens, including AED5.08 billion in loans, AED1.58 billion in land grants and homes, and AED94.8 million in loan exemptions. The emirate has now distributed AED168.85 billion in housing benefits to over 123,000 citizens. Major developments continue, including the Al Saad residential project in Al Ain, which will deliver 306 villas at a cost of AED993.7 million.

Meanwhile, Dubai rolled out AED5.4 billion worth of housing projects under the Sheikha Hind bint Maktoum Family Programme, delivering 3,004 homes across areas like Latifa City, Al Yalayis, Wadi Al Amardi, and Hatta. Dubai Municipality also launched the “Home First” initiative in March to improve urban planning and family life.

In Sharjah, 2,000 citizens received residential and investment land grants in February, further expanding access to housing across the emirate.
