DAMAC Islands Phase 2 continues the themed masterplan that launched as DAMAC Islands in late 2024. The concept is Caribbean island living transplanted to Dubailand. Each of the eight clusters in Phase 2 takes its architecture and landscaping cues from a different real-world Caribbean or tropical island. Antigua, Mauritius, Cuba, Bermuda, Maui, Barbados, Bahamas, and Tahiti each carry their own palette, planting schemes, and community touches.

Townhouse Mix

Buyers can choose between 4 and 5-bedroom townhouses. 4-bedroom units start at 2,208 sq ft built-up area. 5-bedroom townhouses start at 3,178 sq ft. Plot sizes range from 1,552 to 2,583 sq ft.

Each townhouse follows DAMAC’s current product specification with porcelain flooring, fitted kitchens, built-in wardrobes, and double-glazed windows. A maid’s room and private covered parking are included as standard.

Location and Connectivity

DAMAC Islands is in Dubailand, accessible via Emirates Road and Jebel Ali-Lehbab Road. Al Maktoum International Airport is around 25 minutes away. Dubai International Airport is closer to 45 minutes.

Downtown Dubai and Dubai Marina are both within a 35 to 40-minute drive. The community is positioned close to other DAMAC masterplans including DAMAC Hills 2 and DAMAC Lagoons.

Community Amenities

The community concept is resort-style living. Each of the eight clusters incorporates themed water features, landscaping, and communal spaces.

Shared amenities include crystal lagoons, white-sand beaches, themed pools, a floating cinema, water sports, retail zones, and F&B outlets. Walking and cycling trails connect the clusters to the central lagoon and amenity core.

Pricing and Payment Plan

Starting at AED 2.6 million for a 4-bedroom townhouse, DAMAC Islands Phase 2 is one of the more accessible branded-community townhouse launches in Dubai.

The payment plan is 20% down payment, 55% during construction, and 25% on handover. An alternative structure is 10% down payment, 75% during construction, and 25% on handover. Handover is scheduled for 2029 to 2030 depending on cluster.

Investment Outlook

The original DAMAC Islands phase has seen consistent resale and rental demand since launch. Phase 2’s new clusters offer a fresh entry point for investors who missed the first release.

Every townhouse clears the AED 2 million Golden Visa threshold. Families relocating to Dubai and looking for amenity-heavy communities are likely to drive primary demand. Short-term rental demand is also expected to be strong given the Caribbean theming.
