Dubai's new Smart Rental Index, launched by the Dubai Land Department, covers all residential areas including districts, special development zones and free zones. The index provides accurate rental valuations by incorporating data on building age, star ratings, average rents and property characteristics.
Key Features:
AI-Based Valuations
It uses artificial intelligence to evaluate properties based on factors like amenities, maintenance and quality.
Star Rating System Residential buildings are rated from 1 to 5 stars, considering aspects such as maintenance, facilities and location.
Building Classification The index assesses both old and new buildings, factoring in technical and service aspects to ensure fair rental prices.
Excludes Commercial Properties
The index only applies to residential properties.
Access: Available on the Dubai Land Department’s website for tenants and landlords.
Rent could increase for higher-rated buildings with increases based on Decree No. 34 of 2013, depending on the difference from the average market rent. Rent hikes can reach up to 20% for properties priced above the average.
The index offers more transparency, benefiting tenants, landlords and investors. It can be updated daily to reflect changing market trends, supporting foreign investment and clearer property valuations.
