Experts predict Dubai’s real estate market as the property volumes continue to increase. Sustained growth is anticipated by analysts in UAE’s real estate industry while strong demand of new property developments and advanced technology with strong sales figures and new projects to drive continued growth.

Local and foreign investors have played a strong role in the growth of real estate market reflecting strategic importance of region. It is anticipated that the market is ready for another record-breaking year with high sales volume and sales value.

An increase of 31.63% in July 2024 compared to July 2023 with sales value at AED 49.6bn. Strong demand in luxury property has contributed to the rise in sales specially luxury residences of Palm Jumeirah. While H1 of the year observed 43,000 transactions worth AED 122.9bn, with 30% increase compared to last year.

It is predicted that 41,000 units are expected in 2025 and 42,000 in 2026, with 80% increase compared to 2024 predicted supply of 27000 units. This brings new opportunities for buyers and also causes a risk of supplying more, which may lead to stability of prices or decline in prices of certain segments.

The coming season of the year is important for informed investments to maximize returns, specially in luxury areas like Palm Jumeriah and Downtown Dubai for HNWIs. An increase in interest can also be observed in affordable areas including Dubai Silicon Oasis, Jumeirah Village Circle for high rental returns.

Advanced technological improvements and use artificial intelligence and digital platforms is bringing changes in the market. Virtual tours, 3D floor plans and AI driven market analysis are now a normal practice. This helps not only in transparency but makes the purchasing process efficient. It is anticipated that more advanced technological advancements will be made in the 2024.
