To evict a tenant whose lease has expired, you must first send a notarized letter requesting immediate payment of all dues. This letter must give the tenant 30 days to resolve the issue before filing a case with the Rental Dispute Committee in Deira, Dubai.

The committee may issue a ruling within weeks but it could take longer if the case is complex. Filing fees are 3.5% of the rental amount with additional costs for legal services.

After 30 days, if the issue is unresolved, you can file for eviction. While the police cannot intervene in eviction, they may assist if you think it could help speed up the process.
