About the Project

District One West is the second chapter of Nakheel’s District One masterplan in Mohammed Bin Rashid City (MBR City). The broader District One community is already established as one of Dubai’s most exclusive villa addresses. It is defined by a seven-kilometre crystal lagoon with white-sand beaches. District One West extends that concept to a new phase of villas and mansions on the western side of the lagoon.

Pricing and Payment Plan

Starting prices at District One West begin from AED 7.5 million. 4-bedroom villas start around AED 8.5 million. The 7-bedroom mansions with private pools are priced considerably higher depending on plot size.

The payment plan is 20% down payment, 60% during construction, and 20% on handover. The 4% DLD registration fee is payable at booking. Handover is scheduled for Q1 2027.

Investment Outlook

MBR City is one of Dubai’s most prestigious residential addresses. Rental demand in District One has consistently outpaced the broader villa market. Resale values have appreciated steadily since launch.
