
A nature-led coastal community inspired by Ikigai, featuring 70% green space and a 6 km waterfront.
Beyond Developments, a design-focused real estate developer that is making the next generation of waterfront destinations, has unveiled SIORA, its first beachfront masterplan on Dubai Islands. This is also the company's second big community in a year, which shows how quickly it is growing in line with Dubai's plans for the city's future.
The Japanese garden idea of Ikigai, which means finding purpose and happiness in everyday life, inspired the design of Siora as a coastal refuge. It has a total floor area of 2.7 million square feet and covers more than 2 million square feet.
Adil Taqi, CEO of Beyond Developments, said, "I'm excited to announce the launch of SIORA today. This is the company's second cluster masterplan and a big step forward into beachfront destinations." "This master plan is meant to set the standard for the next generation of urban coastal living, following Dubai's 2040 Urban Master Plan, which puts nature, walkability, and community health at the center of life."
The project represents the Beyond vision of how waterfront living spaces could be created in the future-great design, natural beauty, and emotional connection combine to give people the power to live in a state of balance, connecting with nature and the community in meaningful ways.
People will be able to walk around in Siora, which is a seaside area where nature sets the pace of life. The masterplan calls for more than 70% of the area to be open green space. This will create over 1.5 million square feet of landscapes that make people feel better and bring them closer to the beach.
The sea is an important part of the life of community and outdoor health in a continuous 6-kilometer coastline. The ease of getting around and meeting everyone during the whole day is given by the shaded paths and well-kept terraces, which cool the air and frame calm views to the ocean and horizon.

Curated cultural and creative expressions are an integral constituent of placemaking that add value to the public space at SIORA. Sculptural installations based on Japanese art provide for better wayfinding and make every trip an inspiring cultural experience, giving it a unique look and feel.
Beyond has had nine launches in the last year, brought in residents and investors from more than 40 countries, and made over Dh10 billion in sales. That clearly shows the company is moving at a much faster pace and that the market trusts its design-led approach.

According to Taqi, "Beyond has come a long way since it started in 2024, and in 2025, with nine launches, more people were able to have a fuller and more meaningful existence.
Taqi said, "SIORA is the next step in Beyond's growth along Dubai's coast." SIORA will change the way people live on the waterfront in Dubai Islands. It will be a full coastal ecosystem with homes, hotels, and things to do.
The project has been initiated under the bigger scheme of Dubai aiming to make Dubai Islands one of the prime water front destinations of Dubai. It will add a lot of fresh homes and living infrastructure to the newly created coastline area.
