Downtown Jebel Ali is emerging as a new contender in Dubai's off-plan real estate scene, challenging the momentum of Dubai South with its compelling value and strategic location. Average prices in Downtown Jebel Ali have surged 15% to 17% over the past year, signaling rapid investor interest.

The area's rise is closely tied to major infrastructure advantages namely, the upcoming Al Maktoum International Airport and the existing Jebel Ali Free Zone (JAFZA) which continue to attract businesses and new residents alike. At the same time, off-plan projects in Dubai South remain strong contenders, with a 20% year-on-year capital appreciation and competitive price ranges of AED 950 to 1,300/sq ft.
