Nakheel Accelerates Palm Jebel Ali Development with Major Contracts and Infrastructure Progress in 2024

Nakheel, part of Dubai Holding Real Estate, has made impressive progress on the Palm Jebel Ali project in 2024, positioning it for key milestones by 2025.

The project’s masterplan was approved in May 2023 by His Highness Sheikh Mohammed bin Rashid Al Maktoum with the aim of enhancing Dubai’s infrastructure and quality of life. Later in 2024, Sheikh Hamdan bin Mohammed, Crown Prince of Dubai, also approved the plans for the 6.6 km Jebel Ali Beach development which includes both a 5 km sandy beach by Nakheel and a 1.6 km mangrove beach developed by Dubai Municipality.

In late 2023, the first phase of villas and plots sold out quickly reflecting strong demand for waterfront properties. Several leading international architectural firms are designing villas that blend indoor and outdoor living.

Progress continued with the awarding of significant contracts including a road construction project in May 2024 and an AED 810 million contract for marine works awarded to Jan De Nul Dredging Ltd. in August. The first eight fronds are expected to be ready by early 2025 supporting the start of villa construction.

In October 2024, three major contracts worth over AED 5 billion were awarded for ultra-luxury villas across six fronds, slated for completion by late 2026. Additionally, Nakheel announced a partnership with DEWA to develop two substations to power the development.

Palm Jebel Ali, spanning 13.4 km and featuring 16 fronds, will offer more than 90 km of beachfront and create a new growth corridor in the Jebel Ali area. The project aligns with Dubai’s 2040 Urban Master Plan and Economic Agenda D33 focusing on mixed-use neighborhoods, recreational spaces, and sustainable, smart city technologies.
