Dubai's H&H Development has launched the $1 billion Eden Hills project aimed at meeting the demand for luxury properties in the city. Located near Dubai Hills Estate on Al Khail Road, the development will feature 327 ultra-luxury villas with prices ranging from Dh17.5 million to Dh97 million. The first phase offering 104 villas is expected to be completed by Q4 2027.
Eden Hills will cater to high-net-worth individuals and includes five to six-bedroom villas along with 29 customisable plots. The project also boasts a natural landscape centered around a Central Wadi and provides residents with premium amenities including fine dining, retail, leisure, top schools and healthcare.
This launch comes as demand for luxury properties in Dubai continues to outpace supply with fewer listings available. Despite a slight decrease in total property deals, the number of transactions above $10 million increased in Q3 2024.
